and the seller's claim that you can convert the apt. into 4 bedrooms is a LIE. If you look at the floor plan, the proposed 4th beroom does not have a window, which means it can never be a legal bedroom. Seriosuly, how stupid is this woman?

Great idea, stocking up on shoji screens to hide all the crap behind. Saddest part (though I had sound off so must've missed good stuff) was that rug sort of floating in middle of living room.

If the kitchen in that apt. is considered "updated," then I might need to update my definition of "updated." Serisouly, how the heck is that updated? The kitchen is 100% solid white formica! I have the same exact kitchen in my NJ house, and no way is that considered "updated."

the thing i don't understand is: didn't they watch the video before they posted it? haven't they shown it to some friends/family members?

"hey, look what we did!" it's not a subtle mistake---it jumps out at you?

could they think that it is 12,000 sq ft? could they think that others would believe that?

the crack about the 5th floor and watching your kids from the terrace seems like its from SNL.

The problem with the 12,000 square feet is that is is spread over 30 floors. So thats only 400 square feet per floor.

And did she just call this the best building in New York? Has she BEEN to New York?

and be careful on that swing thing with the glass of wine, I guess they edited the shot where she spilled it all on her shirt. Not to mention that she could have risked flying over the balcony railing and down to the sandbox where her kids are playing.

What struck me wasn't so much the exagerration of square footage -- I'm sure sometime somewhere a broker out her. It's the stretchiest use of "loft-like", a nonword that's usually reserved for apartments that have had a few walls yanked down but are still unloftily low-slung. This, however, appears to be the original layout, without even the kitchen opened up. Nuttin' Honey.

ok...come on, how about the flexible layout: can be a two, three or four bedroom depending on your needs and desires. why not 8br's...she forgot that the terrace could be turned into another 4. good rooms for kids...just jump straight down to the playground without bothering mom and dad.

California *STYLE* closet - even better. This will sell around 599,000 in two years. It is an awful building. I briefly sublet in the, yes, "project" and it is terrible. My rent, mid 90's? $500.

oh, and if abyone is interested, I have a 4,000 square foot house in NJ that I would like to dump. So according to the seller's standards, my house is 40,000 square feet and you can alter the floorplan to accomodate 23 bedrooms.

she says 12,000 sf but the website list it as 1,200 in 5 different places, I think given the amount of peroxide the "blonde" has absorbed over the years, we should forgive her. doesn't the NYTimes, the paper of record, have a corrections page, like everyday for all their "errors"?

I stalked the blonde today at the open house, I was right, that bitch is crazy... crazy like a fox, the open house was packed, according the owner they had 4 offers from the first five people who walked in the door, I was like a fly and the wall and buyers were in the living room standing in line making their pitch. It turned out the apartment was available next door too which would make it a 2000 sf 4 bedroom 3 bath with laundry, so they had some people making offers on both places!!!

gaongaon has a good point. I would not be surprised if the entire bidding ordeal was staged. I don't see why there would be multiple offers on the apt. It needs work and it's not a firesale by any means.

I didn't hear anyone mention price, I think they all just assumed that it was the asking price. I asked the crazy blondes boyfriend or husband if it was sold and he was smiling like Jethro Bodine saying; we got some offers but no contracts. I think I'm gonna go back and finish beauty school...

I love that she took the time to put on the same blouse-sweater thing for the add-on ending as in the original footage (hair is different so you can sort of tell it was a different day if you have a slow morning and just want to keep replaying the video). I also like the light cans atop the bookshelf burning circles of light into the ceiling--very classy.

But for all our mockery, the place is like a zillion other apartments on the market--no worse, no better. It is the location and building that make it different than the cookie-cutters all over the UES, Murray Hill, Lincoln Center area, etc. Sale of this place will come down to the price. Period. It has no particular features that make it great or awful. Use all the adjectives you want. It is what it is. And what it is right now is too expensive.

That didn't come out right. All I meant by reference to neighborhood was that some people may like this location better, some won't, than the same basic layout anywhere else in the city. Some people will find the building depressing. Others won't care or maybe it is even better than where they are now. The apartment itself is fairly generic.

If you could get this apartment in same condition just off Washington Sq. Park surrounded by Central Village Charm and park for the same price, I don't understand why on earth you'd pick this one. And you can do just that if you look a little bit for a fixer-upper that needs a bathroom/kitchen makeover like this one does. This unit is at least $100,000 too high for the market at this moment. Wanna really sell it? Drop the price $150,000 and stay a 1/2 step ahead of the market and garner multiple bids--if you don't like the bids don't accept them--no harm done, but you'll know what the market says the place is worth and what your options are. As is, this won't move at all, owner will nickel and dime her way down with price reductions of $10,000 and $15,000 every 5 weeks as market stagnates or drops further, time will go buy, her life will be on hold...this is heading right for classic FSBO errors (see, e.g., 407 Park Ave South FSBO that is discussed endlessly on here for same errors).

Skip the gimmicks. Price the thing right and get it sold and move on with your life.

stop the presses!! I just called the owner and they said they had quite a few offers and should have a contract at or above the asking this week or even today????!!!! Ok so maybe the drought is over, we've hit bottom and it's time to start selling some inventory, I think I'll celebrate at lunch today with a mimosa!! thank you jethro and ellie may!!!

Jethro (the owner) told me he was going to continue his shock and awe campaign until he had the $929k in his big hairy palms, he's seen too many contract deals fall thru to stop now... It sounds like ellie may has f'ed him over once or twice, or maybe this guy was in desert storm??

On the NYT website two low-life brokers (Ardor and Bellmarc) put ads for this apartment.Ardor's is also illiterate: "Luxary Doorman Bldg", "Living Room has a seperate Dinning Alcove"

The Burkhardt Group listing is "No longer available" after only one day. And today there's a new brokerage add by Demsker Realty, again without the free car.

So if there is no free car, the seller has essentially RAISED their price by $25,000!

must be part of jethro's "shock and awe" campaign or ellie may drove off with the cameraman or who ever that guy was behind the camera for the revised virtual tour. I don't know about you but I have a hunch that the bottom is in and all those bottom feeders who have been on the sidelines all winter when we're usually selling are going to all make a move at once and drive the market back to last year's prices!!!!! or maybe it's because I'm still hung over from last ....?

Wow, just checked in to see if I could bring a buyer to elli may and jethros 12,000 sf warehouse and ellie told me they have a signed contract on multiple bids above the asking price. According to the website besthomeintheworld.com they are now at $1.1 million or 999k all cash? who are these freaks???!!!... is it noon yet? I need a drink? I think it's my birthday again.
