Buying from Owner vs Brokers

I been talking straight to owners lately and its so much harder to actually get some sense in to them. Some of them seems to do a good job of putting reality back in to the owners. One owner I talked to today... we have 2 offers which are very close to asking but will take your offer also. Didn't believe him so I called up the broker, she said no offers present.
