Tale of two cities

Stopped in at this open house today (200 E 74th 14B). At least 5 parties in the apt around 1pm mid-point, and about 20 on the sign in sheet. In CONTRAST, stopped at the Mirval on Saturday around 1pm. Totally empty, had problems even finding a sales agent. Compared to the glitzy stuff at the Miraval, this place was pretty worn and tired. Based on the price of the new attempt at a secondary sale at the Miraval, it seems as they would sell for similar prices/sf. But this building is supposedly in good financial shape, and the Mirval seems to need to sell 300 apartments.
