Trump Parc Stamford sent me an exciting mailer about all their hot real estate options up in CT today, which was clearly targeted at us cash-strapped city folk with promises of condo ownership at $1,200 per month (so long as you don't look at the asterisk). Here is what Trump has to offer: - "Dramatically" reduced purchase prices. - Down payment reduced from 30% to 10% - Buyer financing at "select" lenders below "market" rates - Seller financing up to 20% of the purchase price at 2.5% - Common charges and valet parking fees for "up to" 3.5 years - "Job less" interest payment deferral on seller financing - a "guarantee" to reimburse up to 10% of the purchase price if you sell in year 4 or 5 at less than your purchase price (No word yet on free cars, but if they throw in a Pagani Zonda I'm totally sold.) So, of course, I had to look at the exciting investment opportunities: Average price: 1 bedroom residences (1,109 sq.ft.) - $ 682,458 ($615/sq.ft.) (reduced from $789,950) 2 bedroom residences (1,582 sq.ft.) - $ 878,000 ($555/sq.ft.) (reduced from $1,031,131) 3 bedroom residences (1,825 sq.ft.) - $ 1,088,032 (596/sq.ft.) (reduced from $1,236,400) All in pleasant Stamford, Ct., where non-Trump condos can only beg for a measly $ 300/sq.ft on average. [less]
