I started saving sales about a year and a half ago that meet my criteria: 2 bedroom or convertible JR4 on the UES, more than 800 square feet, less than 850 psf. I add the new ones that come in and move the ones that go into contract or become unavailable to a different list. When I started, there were about 25 apartments in the list. That number steadily grew until this spring, when it peaked at about 100 apartments. Currently, it is at 84 listings. Of the ones that dropped out since my count peak, I would say only 25% went into contract, while the others were just taken off the market (although I'm not sure how accurate that aspect of SE reporting is). It's obviously a small segment of the market, but since I've looked at each one of the listings, I'm pretty confident it's accurate. [less]
