read: should've done the old.... keep my deposit as 12month payment gig.... I always do.. it makes the owner come looking for me not the other way around (only true on a one man shop basis, a professional mgmt co. would've come in signed off and/or they know how to deal w/ mold and won't charge you $500 to recaulk)... IMHO. only thing w67th got right here is old....landlords don't even do this in the outerboroughs nowadays...completely useless
