Living in building zoned as commercial

It seems pretty common in NYC for people to reside in buildings that are zoned as commercial. As commerical RE continues to decline, I'm seeing more commerically zoned properties being marketing to the residential market (in a "discreet" way). Does anyone have experience living in a commerically zoned building? Aside from the higher rates for commercial mortgages are there any practical or financial issues to consider?
