Financing for "investment property"

I am trying to buy a condo studio, approx 500K but since it will be considered an investment property I am finding out that some banks won't finance (HSBC won't)at all. I would be buying with the tenant already in and I tought that having a tenant should be considered a plus. In any case it's a further signal that the credit is still difficult to obtain so I don't see how a recovery can be sustained if banks have strict rules (I am looking to finance less than 80% and in any case less than 400K and I have excellent credit, income and no debt..)
