When to start looking for August rental?

We've decided we need a larger apartment and our current rental building does not have anything larger than a 2br. As our lease ends at the end of July, when should we start looking for August 1st move in date? We are open to condos co-ops and rentals, although rentals are probably fastest in terms of approval (no board package). If anyone can suggest a good 3br/2bath apartment on the UWS for between $4K-$5k, please let me know.
