Why hasn't this sold? Under 300K. Looks in good condition. This could easily generate 3000K/month in rent and factoring in a 5% vacancy and 25% operating costs, it's close to a 9% cap rate. 15 users saved and hasn't sold? What am I missing? Any Bed-Stuy experts?
