More recent and relevant comps to the current 1 bedroom on the market would the the D-line and/or E-line sales which both closed over 500k. Also, please note that among the currently active 1 bedroom listings (29J, 15E and 8E), the interior space of 29J is as large if not larger than the latter two despite what is recorded in sq ft. It appears that both 15E and 8E included the outdoor balcony space in their overall sq ft number which speaks to the difference. The J-Line entry hallway (which the D aqnd E lines lack) is equivalent to the balcony space the D-line and E-line have (which the J loine lacks). I am the agent for 29J.
