Renewal RENT is HIGHER than advertised rents ?

I am about to get a lease renewal in a luxury building in HK for 4600 but the same apartment is being advertised on the same floor for 4300 ...should I put on a disguise and just re-rent my own apartment at the current rate?? I cant belive this company enjoys turning apartments, or do they in fact feel that you will just pay up and shut up rather than move?? Last year's monthly rent increase was 500 and I think that was their attitude.
