What do we think the final price of this will be? I'll say $425-450k based on prior transactions in the building. The current ask of $725k seems aspirational if not completely delusional. I'm guessing the seller thinks that adding a wall to a studio not only increases the size of the apartment by 200 square feet, but also allows them to command Superior Ink ppsf for an unrenovated railroad tenement (sorry, I mean "boutique co-op"). A classic example of how FSBOs never try to pass along any real savings to the buyer...
