need help finding a co-op refinancer

After trying for a year with a few big banks and most recently being strung along by Citibank for the last few months (only to be turned down thanks the '33% rule') we're almost at wit's end trying to refinance our unit in a 6-unit Manhattan co-op building. We have excellent credit and income, and our unit now appraises for more than we paid for it in 2007. We're paying 6.25% on our current financing (Chase mortgage + line of credit), we have got to be able to do better than that! Any suggestions for brokers / banks who are open to refis on small building co-ops?
