Nomad - Buy Now?

I'm a young professional male, single, no pets - currently looking to purchase. I've targeted the Union Square/Flatiron/Nomad area (and not too far -west Chelsea or -east Gramercy) My parameters are 1 bedroom between $1.5 and $2mm. Which area would you buy in? There is a lot of hype currently (or so it seems from brokers) about the "Nomad" area and the condos are nicer, however, I am still attracted the more established neighborhoods of Flatiron and Union Square. Proximity to subways are also important to me. Which area would you purchase in? What is the current perception of Nomad, do you feel the neighborhood will still be "hot" in 3-7 years? On a per sq ft basis, I don't find it a value at all and fear I may be buying at the market peak.
