Thanks in advance for any advice, I just closed on an co op apartment on the Upper East Side (Yah, time will tell!). The apartment is 400 sq feet and is pretty beat up. Thanks in advance for any advice, I just closed on an co op apartment on the Upper East Side (Yah, time will tell!). The apartment is 400 sq feet and is pretty beat up. Not horrible, but you can tell it's been well lived in. I was planning some cosmetic renovations, I don't an unlimited budget and would like it to be as cost effective as possible. I just want to presentable. I have spoken to two contractors thus far, both agree that this is an easy job. The work detailed as follows: Restoring a closet that was removed Sanding and restoring wood floors Changing cabinets in pied a terre kitchen, sink. Changing bathroom fixtures, cabinets, adding new tiles to floor, and toilet. Repainting walls that are damaged. The two quotes I got are followed: Independent: $7,000 work + $1,000 in materials that we pay ourselves. Super introduced a contractor that is charging 10,000 to 12,000 including materials. Has anyone ever used a contractor that the super introduced, I assume that the super should be taken care of. I surmise that I should have less/zero problems by using the super as my contractor. I don;t mind paying the premium as long as I can avoid headaches during this process, as I don't foresee myself renovating again in the near future. What is the group consensus? Are the quotes reasonable? Should I go with the super's choice because they do work in the building already, and it's a way to buy off the super anyhow, should problems arise? [less]
