Are Soho and Noho condos actually risky business?

If I were to buy a condo (Joint Living Work Quarter for Artists) in Soho or Noho, cash, is there a chance that I would be forced to sell it one day? Or is it likely that I will have problems getting permits to do work on it in the future? I hear different stories but I can't really find any straight answers on the internet. Is it because no one really knows for sure, right now?
