How much should I holdout for

I currently live in a rental building that iwas just sold and is being converted to condos. I am paying market price of about $3,900 for a large 1 bedroom (not rent stabilized), my lease expires at the end of August. I was recently offered a option to move out middle of June for 2.5 months rent paid to me in cash. I don't this this is enough, I have seen people negotiate. Up to $40-50k. Does anyone have an idea how much I should ask for? The apartment is proposed to be sold for $1.4mm according to the condo docs. Thanks
