Cost of a Boiler Replacement?

Hi there, I am considering buying into an older building. It's a pre-war coop with 20 units on 5 floors. The coop board mentioned that it they will likely need to replace the boiler in the near future, and that the replacement may require a special assessment. We are trying to negotiate a final sale price that factors in the cost of this boiler replacement, but there's been no formal estimate yet. Does anyone have any idea what a new boiler would cost in a building such as this one? I have seen estimates of $10k-$80k so any ballpark would be helpful.
