Streeteasy Data Rebuff

When we ask our current landlord and other rental leasing offices, they say that the numbers we see on streeteasy are not real... Is there anyway to say otherwise.. Usually the prices we are being offered is 10-20% above the last comparable rental unit on the same property, but the landlord denies that the transaction on streeteasy happened..Any pointers?
