Hampton Springs - getting worse or hidden gem?

I have read a variety of articles about the influx of day laborers into the Springs community. While this alone does not bother me, I am slightly put off by the idea of renting/buying next door to a home that houses 10+ random people (safety, noise, general hygiene). Is this becoming MORE of a problem or is Springs more like a hidden gem that is relatively less expensive (prices seem more akin to the north fork where you don't have any ocean nearby)? Thoughts?
