brooklyn heights studio/low owner occupancy

hi. i'm looking at a studio in a building in brooklyn heights. the building has 29 units and 10 are being sublet. i believe it's actually 11 as there is another unit listed for rental currently. that puts the building at about 60% owner occupancy or so. how bad is that? thank you for any insight you might have...
