Insight on pricing in East River Co-ops?

I'm looking to buy a two-bedroom in East River Co-ops. I'm having difficulty determining reasonable offers because the prices seem all over the place. A 16th floor "original condition" is asking $620k, an eighth floor gut renovation with the exact same layout is asking $699k. Does anyone have any knowledge of historical prices here? Any predictions about appreciation in these particular coops?
