I am looking at buying a one bedroom loft with a good layout, which i think can be converted into something a lot more useful. I saw a lot of apartments in GV where it was really a 400 sf footprint, with high ceilings that they converted into a 2 / 3 floor apartment and sold it as 900 sf or so. My question is as follows: 1. What is a minimum loft height to be able to do a "duplex" conversion? The apartment has 12 feet ceilings and has a "footprint" of about 1000 SF.. I saw some people who where able to create a creative loft / bedrooms with such a ceiling height ( my goal is to create 2 on opposite sides of the apartment as it's long. 2. Has anyone done work in NYC where they enclosed a balcony ( it's rather big about 200 SF) and converted it into a bedroom. 3. Does anyone have ANY idea how much this could in NYC?( i am trying to factor into the price to see if the property is good value or not). I know that in Miami cost is about 90 psf, but i would like to know what it is for NYC. 4. Can anybody recommend a reliable contractor & architect in NYC who they have used for something like this?
