Co-op disapproving after 3 years

I've lived in my co-op building as a tenant for 3 years, which has required a reapproval every year. This year the board has disapproved me and will not let me renew my lease with my unit owner. They are refusing to give myself or my landlord a reason. Both of us want to continue extending the lease, which is allowed under the rules. Is there any legal action that I can take? I haven't received any notices or complaints ever.
