If you can find somebody to do a good job for $800, pleae give me their name. I have paid about $700 per average sized room a couple times. ALso, depends a lot on how many coats of paint. If on1y coat of the same color in the whole palce with no trim work, then maybe $1000 is fair. But if the ceiling is a different color than the walls, you will pay more.

This person is talking about an entire apartment - i still say a couple of thousand - for a good job. . . .and agree with previous poster about trim, ceiling color and coats

you are right and i was wrong to say 800 - 1000. it does depend on number of coats, etc. sorry

Thanks. We're looking for the entire apartment, 1 coat primer, 2 cost paint. Trim, ceiling and walls (the works). We got some quotes (~$3 - $4K) but just don't know what to expect and want to know we're not getting fleeced. Price includes paint, supplies and labor. They were pricing this based on 4 days work for 2 people. Does that sound reasonable?

I think that $3-4K is a very fair price for a comprehensive paint job for an 800 square foot apartment. If you want a faux finish, expect to pay 2 to 3 times that amount.

I paid 5k for a slightly smaller one bedroom. . .it's not as cheap as they are saying if you want it done properly

Try to paint one room yourself and see how it comes out...if the apartment is small you just might be able to do it.

We would but we discovered with our rental apartment that we are painting-challenged. And we'd probably create more damage by ruining our beautiful floors by dripping everything.

We paid about $3,500, IIRC, for a studio apartment, but that was painting everything (walls, trim, ceilings, and kitchen cabinets), fixing some water damaged walls, and skim-coating a wall that had been wallpapered and painted over. It was well worth it. They did a great job.

#12, what does faux finish mean?

Faux means false, paint applied to look like marble or wood or tortoise shell, etc; then you're getting expensive. That $4000 didn't sound out of line but be sure they're insured in case they kick over a can of paint on your floors. Get a number of estimates & then you can see what the costs are.

Making sure that they are insured is a great idea!

it really depends on what your walls are like, pre war apartments need work (skim-coating).

try asking your supt. esp if your're renting. they normally do a good job and are much cheaper. Plus you can by pass any rennovation approvals.

Otherwise, 2k-ish sounds more reasonable for 800sq ft.
