Has anyone seen apartment 3C in this building, and if so, opinions? I know the building is going through a reno of all common spaces, elevators,etc. I haven't managed to get a look at the actual aprartment as yet. Anyone make it to the open house, and if so, is the present reduced price appropriate?
Haven't seen #3C, but I've seen several other apartments at 340 West 86th. Personally, I can't see any reason to even consider this building until prices fully reflect the long, uncertain renovation process ahead. Here's the seller's idea of addressing that issue:
"The seller is offering to pay the entire three year assessment for chimney replacement (completed), elevator replacement (in progress) and hallway renovations. The building will look brand new when the improvements are complete, since the roof and facade were both recently re-done as well. You'll be proud to welcome your guests into this sturdy pre-war building. To assist with your move, the seller is also offering to pay $5,000 to the mover.*
"Bonus to selling agency of $5,000 with acceptable offer.
"*Restrictions apply. See listing agent for details on the 'Bundled Move Program.'"
The combined bribes - to the buyer and her agent - come to maybe 2-3% of the asking price. That's not enough to induce me to live in a construction zone for however long the work takes - assuming it gets done. There are lots of nice two-bedrooms on the market. Who needs this headache?
Thanks West81st, your logic seems spot on. I, too, was wondering about the reno--i.e.going floor by floor to redo hallways(so I hear)sounds like a possibly long construction scenario/nightmare. The price doesn't seem to reflect the inconvenience factor in the least.
