Real great neighborhood - I grew up in Carnegie Hill as a kid and loved living there. People are generally less anal than only ten or twenty blocks down but still are of a similar background. Some nice churches too if you're into that thing, a lot of kids I knew growing up were active in that circle even if they weren't particularly religious. Education is great too if you've got a kid, there have got to be at least twenty private schools in that area alone.

From the Weird Coincidence Department: Last night, three "What do you guys think of this apartment?" threads were started, by different users. All refer to CBHK listings. There's nothing fishy about the posts themselves, and no other obvious connection among the listings. Still, three in a row does seem strange. What's Coldwell's market share? At 10%, with all else being equal, the chance of randomly hitting three straight would be 1 in 1000; at 5%, it would be 1 in 8000. Just saying.

No I have been looking at apartments for the past 6 months now. I live in Arizona and plan to move back to New York. Went to some open houses in January and was looking at the above 2 apartments. They seem to be the best i looked at when I was in. Also looked at some apartments in the east 80's too.

Interesting price history.

So how much of an 'oops' was it for the 5C seller to pull the listing off the market last June (when asking $1.35mm), only to come back in January and end up more than likely selling at a discount to the $975k final ask?

Something similar may be brewing at 14C, which is on its third listing/third broker, at successively lower asking prices, in two years. If I were interested in this one, I think I'd give it a bit more time to ripen...

I used to live in this neighborhood and loved it. The Park's right there, there's a Gourmet Garage right on Park & 96th, subway on 96th & Lex, and in my experience the people are a touch more low key.

I have to say, I'm not enamored of this apartment--or certainly not at this price point. who, exactly, is this apartment for? a young couple? they have so many options in better neighborhoods for young people. a small family? only if they are sure they are only having one kid. and even then, it's not exactly spacious.

i guess i see an empty nester in this apartment--maybe someone trading down from a big park apartment near by and spending the winter in florida. but how many people are trading down in this market, with big apartments not selling? carnegie hill is a family neighborhood, and especially at the northern edge it's really just not for single people or even for childless couples. and the apartment really isn't a family apartment.

now, if it were to fall to, say 800k, then it might start to look pretty attractive for a couple with one kid who is trying to stay in manhattan, or something like that. at this price, i don't see it.

by the way, this one is made a lot easier by a similar-floor comp from 2004:

i certainly wouldn't pay anything over that, and as i said before, i wouldn't give it much thought aboev 800k.

there was a 2 bedroom 10B its in contract looks really nice to rich for my blood but it does look nice

Nevermind. Lame brokers post pretend comments to get attention to properties, sometimes totally out of context. It's just tedious, like much of se, not upsetting.

lindac1104, i'm late to the discussion, but i'll post anyway for the record, in case you eventually see this. my mother lives at 9e96, she loves it, and i love it. what is interesting about this particular block of a major side street is how unusually quiet the odd, west-bound side of 96th between Madison and Fifth is, precisely because the Central Park Transverse is instead at 97th Street, so all crosstown traffic on 96th Street continuing to the Upper West Side has to turn off at Madison Avenue. and any traffic that continues on 96th to Fifth and then turning downtown is actually very little. of course, the even side of 96th Street carries the flow eastward off the Transverse, but width of the mostly empty westbound lanes are just enough to mitigate the noise of the traffic "across the street"...

This is a special building -- only three apartments per floor. It feels warm and upscale without being institutional. Very much a residence for New Yorkers. The antithesis of a Trump building.
