Usually get one or two months free, regardless, the effective rent on a 1350 sq ft 3 BDRM is running under $3400.

I find this very hard to believe as I pay that for a one bedroom at Barclay Tower. I was one of the first tenants, but the management was unwilling to negotiate when my lease was up. I would be interested to know where you saw this because there are many brokers out there who quote these figures but in reality there is nothing remotely close to that. Unless you have that information directly from Glenwood (the management), I am skeptical.

The building itself is great, as is the staff, but you have a 60 or so story construction site across the street on the North, and the WTC construction on the South. Noisy from 7:00 a.m. through the late afternoon. The fumes from the construction vehicles come right into the apartment.

I have been meaning to make Cooper a thread unto itself. I don't want to cast aspersions but they seem to pull all the no fee listings and put them on their own site. All the duplicate listing just muck up the time it takes to look through them and they offer only generalities about the building, not the apt. I wonder if there is a way to filter them from searches.

They quote $81 per sq ft, but the avg is $52. Something is not right. The apartments seem much smaller than other rental buildings around. Do they have anything over 2000 sq ft? A 3 bed in 1300 sq ft seems very tight.

I just spoke to a Glenwood agent about an apartment listed here on SE-- 2bd/2ba for just under $5K. I was told that this apartment is no longer available, but they have another 2bd/2ba for $7595. When I inquire about the sq footage, I was told that they do not quote sq footage, but offered to send a floor plan. When I asked, 'is it over or under 1200 sq ft?', he says he really doesn't know but guessed over. When I politely thanked him, he hung up on me.

I've seen the building, it is very nice. But I have no idea how they rent a smallish 2bd/ba (I've seen the layout) for that price. Or with that attitude.
