A few thoughts from this open house today: This apartment is in great need of updating - the ceiling needs to be skim-coated again, all surfaces need to be painted. Every single piece of trim (doorways, mouldings) needs attention. The owners built a third bedroom out of what used to be the dining nook and the wall that was erected looks shabby. The good news is that it's in what appears be a nice building, it gets decent (but not great) light, it has a w/d in the apartment (though it's under the counters in the kitchen). PS 158. With maintenance at $1999, I see this one in great need of a price drop before offers are made...

There are 5...5! comps for sale in the building right now. I think they are all way over priced compared to the listing at 80 East end that is comparable, but with much lower maintenance (that 3rd bedroom right on EEA is kind of brutal though and the kitchen is the "achilles heal" according to the broker). With the 5 at 75EEA and 2E at 80EEA, combined with the 2 similar listings at 401 east 77, I just don't see any of these going before significant (20%) price reductions. 6C at 501 East 79th is comparable to the apts at 75EEA and was priced at 950K and entered into contract within 3 weeks.

Very much agreed. Not sure what the selling point is that makes these apartments more expensive (though I note that there's a gym in the building, but that doesn't justify the price difference). Isn't 401 East 77th a rental building?

The apartment at 80 EEA is kind of weird. It's like they started reno work and just ran out of money. I personally would love an apartment that is almost done, with only the kitchen remaining, because I have very definite ideas about what I'd like my kitchen to be. Most people, though, not so much.

But, in 2000, that 3 bedroom line was CHEAP. I don't know why, but 80 EEA traditionally traded like a distressed (or totally unwanted) building. The unloved stepchild of EEA.

Isn't 75 EEA the one that is a huge eyesore from the outside? I'm not a snob, but that would be hard to come home to every day.

I think you're talking about the building across the street from 75 EEA - the one with the old rusted out balconies. Yes, would definitely have a hard time coming home to that.
