Discussion about
gorgeous apt in this building just went on the market - saw it during the first open house yesterday - seems like this unit, which combines the a and b line, is probably, by far, the most expensive in the building since the building seems to be mostly one and two bedroom units. anyone no anything about this building/ apartment?
way, way overpriced....check out this comp

It's finally in contract.
yeah...at something less than $4 million so that's my point about 411 WEA at $4.5 million.
See nyc10023's comments from yesterday at http://www.streeteasy.com/nyc/talk/discussion/10738-oh-uws-5309.
FWIW - and it ought not to be worth very much as my source is -eh at best, there's a chance that 100 RSD actually went for MORE THAN $4mn, despite the last listing price. Again, this isn't based on direct knowledge but something someone said who might be in a position to know. We'll see when the listing closes.
I heard the same thing about 100 RSD. Wonder whether some potential buyers of 411 wea would be put off that this is mostly one and two bedrooms and not a family style UWS apartment. Commentary on apartment at the link is accurate, expecially re the sunken and unsunken parts of tha main living area - but the apt also has a nive flow. Strikes me that its about 300 sq. ft. (anyone have a view on that?) and therefor about $1500 per square foot.
Definitely way overpriced. A shame they've made such style-specific renovations - tacky lacquer built-ins of varying hues won't cut muster for many buyers for example - it's doubtful a buyer would want the place as-is and would need to factor in demo and reno costs.
Also, I'm never a huge fan of combos, though this one is a bit better than many I've seen. The floorplan is ok (though personally, I hate open kitchens and prefer formal DRs - who wants to have to look at dirty dishes throughout the meal?) but still a bit choppy. And what's with that bizarre rotunda? Complete waste of space.
Given its obvious shortcomings, this apartment has quite a way to go price-wise before seeing any significant activity, IMO.
The round foyer was part of one of the original apartments. Gimmicky at the time it was built. Works better at 140RSD and those apartments by MoMA, where they're dining areas and nicely fit a round table.
There was a penthouse that I happened to see almost 2 years ago, and it went for $1.3M, I believe. 1bd, 1 bath duplex, and that one bath was on the UPPER LEVEL, up the spiral stairs. Planting terraces, though. But I never got over the climbing part of using the bathroom.
