Discussion about
Does anyone know what the personal requirements are for an apartment that is in a FEMA designated flood zone? I am buying a condo in a "high risk" zone and have never dealt with this issue before. Considering I will be in a high rise on a high floor I am not sure why this would be necessary. Is this something that the building (sponsor) is supposed to handle? Any help is appreciated!

How do you tell if you're in a FEMA designated flood zone? Lower Manhattan?

You may be on a high floor but if the roof needed to be fixed you would pay your share. Likewise if there was flood damage to the building you would also be required to pay part of the repairs, no?

so -- does that mean I have to get flood insurance or is this a building issue? This is in lower manhattan, so I am assuming anyone buying in BPC (Riverhouse) has to do the same. Experience please?

i would assume the building would have it covered, but you should check with the managment company in any case. also, if it's a residential building, all the unit owners indirectly pay towards the building insurance anyhow through the common charges.
regardless, there's no harm in purchasing additional insurance for your unit.
