Used to rely on streeteasy's data and access to find out about sales, trends and prices for real estate. Was told by a friend that streeteasy is purely info feed in from brokers. Discovered Property Shark and all the tools, graphs, price history, everything is 100x better than streeteasy. High recommend anyone interested in hard core facts and not broker fluff seriously use Propety Shark rather than streeteasy.
Yes, I am in contract to buy an apartment and I know for a fact that the price information on SE is way too high. I find this very discouraging. That said, I really like SE.
so where is property shark getting data from?
how about an example?
We closed on our new place in January 2009 and SE does not have closing price or any sell info as of 05/2009 while Property Shark had the closing price and all other info immediately. SE is a blog/ gossip entrainment site without the hard core info.
without the address and unit, hard to judge this information.
Just wondering how one could get listing prices without getting it from the broker.
The broker is the one who sets it!
How come Property Shark has the info? SE indicates it is sold in its insider but no price attached. the discussion is about SE accuracy and not about the address. If Proerty Shark has it from city records and SE does not it suggests that SE is not an accurate resource!

007, you hit the nail on the head. Streeteasy is very lightwegiht and fluff. And nyc10022, certain information comes from brokers, but other information comes from offering plans (accurate sq ftage), community profile, distance from mass transit, neighborhood/block demographic information, real estate trends.
If I had to compare the information between the two, streeteasy would be a junior high school presentation project on a real estate snapshot, whereas Property Shark.com would be a master's program.
But don't take my word for it. See for yourself. Guaranteed serious buyers will definetly never rely on streeteasy for anything again.
Streeteasy is very gossipy. Very much for brokers and the people that love to hate them.

Eh, I'm a longtime pshark user (used to pay for a subscription). It's useful for price information and other things - I like the map interface.
007 -- I've had the same experience, my close price not showing up on SE while others that closed after me in same building are on the site (it's on propertyshark though). At first I thought it was broker not wanting to post sales price as it was cheaper than other things sold in building but the info on SE isn't all from brokers. My previous FSBO sale price from another apt is on this site, clearly no brokers involved. I have no idea how they get the info for this site honestly.
I do agree that cross referencing between both sites is key if you are serious. SE has broker pages with pics and all the fun stuff while propertyshark has more accurate sales info as well as actual square footage (even if not given on broker's page) most of the time and good nabe info.
As brokers, we have all that information available to us at a variety of sites and databases, some industry specific, some open to the public like the very useful property shark site. But I like the hyper-local quality of Streeteasy - one of the few sites not to sell out its MYC roots and go (note to SE - don't). As a database, it hasn't been that comprehensive for Brooklyn listings, but that seems to be improving. Aside from its NYCentrism, I think Streeteasy's great strengths are the elegance of its interface and the intelligence of its users.
Seriously: you guys can be mean, but you're not idiots. Ever seen a question posed on Trulia? Or worse, answered by a broker? Ugh. I figure if y'all don't call bullsh*t on me (and you do), I might be barking up the right tree. And you don't get that at pshark, regardless of what awesome data miners they may be.

I tried a subscription to propertyshark. I found the combination streeteasy and realtytrak better. Maybe it has improved in the past year.
I believe that ACRIS is the datasource for PS. Maybe they do a better job organizing it.
Didn't know about realtytrac. Looks interesting. To use your free trial you have to fill quite a number of required fields, including phone #s. Why do they need so much info? I desisted.
If you want all the info as soon as it's available, but a subscription to ACRIS - if you can afford it.

StreetEasy gets its closing price data from the same place PropertyShark does, ACRIS. I've compared many sales prices between SE, ACRIS, the NYC Rolling Sales report and PS and found no inaccuracies. Occasionally a link is broken between a listing and a final sales price and you need to do a little work to make the connection, but this is a rarity. If Old Buyers or 007 wants to give us an example of an inaccurate CLOSING price on SE along with the data from ACRIS, they're welcome to, but I'm not expecting we'll see it.
PropertyShark, btw, is fantastic, but it and SE excell at different things.
My Manhattan apartment's not even on Property Shark. The building is, but only some of its apartments. My neighbor down the hall is selling her apt and she's not listed on Shark, either as a seller or as an owner. None of my investment properties are listed because the Shark doesn't cover those areas yet.
Also, my Lawn Gyland house is there but the market price suggested is waaay too high, crazy high, for the current market here. The photo is literally 8 years old, we did significant (like $60,000) landscaping and exterior work since then and that is not shown, even though the official Nassau County records have an up-to-date photo free for the stealing.
I love zillow.com and cyberhomes.com whenever they cover an area I'm interested in.
