who cares its manhattan. is it a coop or condo?
It's a condo but at coop prices. This area tends to have the best value (i.e. further east you go in 30s, 40s).

re the 2btr. something has to be wrong with it. been onmarket for long time
visited the 12a, it has to be renovated. It is worh waiting for other A lines which are expected to come out.
yes, something wrong with 2b. been sitting on the mkt for a long time. needs work and monthlies are too high for no amenities. actually the entire building is old and dirty. turtle bay will always be turtle bay and this area will not appreciate with the rest of manhattan.

The building is about to undergo major renovations on the common areas - hallways and lobby. That should help to modernize it and increase the appeal.
How are they paying for it?
Separately, would love to understand the profile of a buyer in this location. It is close to Grand central, so convenient for down town. UN? Law firms in midtown?
Walkable to Grand Central (commute to downtown), the office towers along 42nd and west of GC (PWC is there, for example, + tenants in the tower going up just west of GC), as well as offices in the PanAm (or whatever it's called these days) tower, plus the several blocks of office towers just north of GC: (JPMChase, hedge funds, law firms, etc.). Also appears to the UN and other foreign service employees. It's just out of the way enough to appeal to the mommies, though parks are limited), and easy car access to FDR (taxi/uber downtown), and midtown tunnel for Hamptons weekends). Plus I think the neighborhood is somewhat undervalued.
Thank you. A lack of children oriented amenities and limited parks are great point. Perhaps that is why Turtle bay has been undervalued for a long time.
I know the location and there are one or two parks in tudor city (1 block away) and another park at 48 st . My building has seen huge influx of families with children, so not sure I totally agree with this assessment.

In response to the question about the renovations, there was an assessment last year which ends this year to raise money for the renovation and modernization of the common areas.
BTW, I have raised my family in Turtle Bay area and i will tell you there are so many schools, camps, etc. in the area. Tudor City Park in particular is amazing as its a private park but doesn't require keys like gramarcy park. During holidays, like easter, Halloween, Christmas etc, there are tons of activities for kids and families like egg hunts, tree lighting, etc. Its definitely very family friendly as far as NYC neighborhoods go. Not as hip as downtown, but you have a nice mix of convenience to midtown and transportation, and family oriented, quiet areas, like the two big Tudor Parks.

ckone, Not sure if you are still on the board. Does A line have the best view on the higher floors? Also, is the assessment for window replacement for individual units or just common areas? How long does it go? Thank you.
It looks like the building is selling at $1400 per sq ft for a nicely fully renovated apt. Ceiling height of 9 feet is indeed rare for this vintage.
