Discussion about
Any advice anyone? Any thoughts on price differences and location would be appreciated. Thanks
Clermont is very far from trains. Forte has them right there. Distance to the park is about equal.
I haven't seen Clermont in person. How's the courtyard? Does it look like the rendering?
Locationwise, Forte is better than Clermont by a long shot. There is no comparison there. Also, Clermont has gone rental, so I am not sure how that has affected the sale prices.
Forte is in a better area (but it is all relative...), and some of the units are nice (I really like the "C" line layout). The finishes are adequate, though nothing special. I also haven't heard of any major problems in construction integrity there.
However, apparently they are soon to lose most of the views, due to the constructions in the lots immediately surrounding the bldg. So that should be taken into consideration. With this said, Clermont has some very interesting touches...from the bldg. layouts to floor plans. I think the finishes are nicer at Clermont. But the area is just, well, icky for the lack of a better word. I swear, it actually STINKS--of what, I don't know...
So, the verdict? I wouldn't buy either. If I were to have to buy in B'lyn, I might consider One Hanson or Be@Schermerhorn, but I'd stay away from Fort Green for now. There are just too many uncertainties, and the area, though said to be up-and-coming, isn't really up enough for my taste. A short walk from the train station to Forte after dark can be scary (which I did a couple of times), so I can only imagine what it would be to live at Clermont...
Clermont Greene has not gone rental. You are thinking of the Clermont Condominium, which is on Myrtle & Clermont. CG has just got their C of O last week, so closings should begin shortly. Clermont Greene is about 10 minutes farther from the subway than Forte, but in the Clermont you are closer to all the restaurants on DeKalb and Myrtle and in the middle of a brownstone neighborhood. Forte is more on the fringe of Forte Greene, but you are within walking distance to Park Slope, Trader Joe's, Atlantic Terminal, DUMBO,Smith Street, etc. My husband and I live right near the Forte now and find the accessibility to be great. I've never been inside the Forte, but I have visited Clermont several times and the finishes, layouts, and private outdoor space are all winners in my book. I suppose it's just a matter of priorities. I would prefer my own large outdoor space rather than living in a high-rise, but that's just me. Do you know the occupancy rate in the Forte right now? That's another thing to consider...
Clermont Greene HAS gone rental. And the building is super ugly to boot and way way too far from the subway. Finishes are nice but who cares. There are much better views at Forte and it is much cheaper and way closer to BAM and all the subways.
