Does anyone know if brokers are negotiating their 6% commissions?

I was involved with a Corcoran transaction in 2005 where the 6 % was discounted (I was buying not selling, the broker was not my representative). Anyone who says it does not happen is lying.

That said - while I do not usually use a broker for selling - I probably wouldn't want the type of broker who discounts. Honestly, I think you want to be with the best, most accomplished professional and I doubt those people discount.

These days if your broker gets your property to closing at a price you like that's the best 6% you ever shelled out.

The reverse was true during the bubble....paying 6% for someone to run a bidding contest is crazy

you should be able to discount the commission % if you are interested in selling the apartment for a reasonable price. i've seen brokers take 1% off the commission when the buyer and seller cannot come together by that #. they get the deal done and will not have to spend additional money and time. this works especially when the buyer has strong finances.

brokers can't even TALK in meetings about setting commission rates. there was some famous case (I forget which state) a number of years back where there was some industry (RE Broker) meeting and someone got up and decried the new brokers cutting their commissions and beseeching everyone to "hold the line" at X% and they ended up in some anit-trust/price fixing/whatever case fiasco.
