soontobeowner, could you not create a new thread for each apartment unit you are interested in? Maybe you can have a thread for "Midtown 1BR Advice Needed" or something, and then continue to post the properties you are looking at. I think you will get more responses that way. As to this bldg., this bldg. is very close to my vet's office, and I've seen it many times--inside and out. The bldg is a typical, mediocre retirement-home-like Midtown East coop, with somewhat dated decor and cookie-cutter units--and 25% down. I am not faimiliar w/ its board, but the "25% down" figure tells me that it may be another one of those unrealistic bldgs.

Also, I'd double check the square footage (23' * 24.3' plus dining does not add up to 800 SF...maybe 650 or 700 at most?). Don't be fooled by Photoshopped pics.

nyc212, you didn't add the width of the kitchen/dining area. plus i'm not sure if it's 24.3', looks like 26.3'.

3E sold recently for $650k, although didn't seem as nicely done. 25% down is fairly standard, I don't know that it implies much of anything.

I like the neighborhood. It's peaceful and convenient, and there are decent dining options. It's a good option for families as well.

Right, 25% down has been standard in these middling buildings for a while, unless you're buying from the sponsor. I'd worry if it was less than that.

I saw an apartment that I really liked in that building but I remember that I didn't care for the lobby & I wondered, but didn't check, if that low rise block across the street, & thus the view to the south, (such as it is) is apt to remain.

We sublet on 52nd st for a year. It's a great tucked away convenient location. Close to great trains 2 blocks away on Lex (E,V,1) and up until recently, had on the corner of 52nd and 1st a dry cleaner, fish shop, cheese shop and butcher! Liquor store across the street. Very old school NY and great! The butcher has now moved a few blocks away.Also, 52nd ends in a dead end and so was a quite and great place to walk the dog...and the dog run park on 51st was nice too. NOT a great kid area because parks are hard to come by... but teh local public school (59 on 57th is great). AND.... great chinese delivery that my son still asks for...which is a problem since we are in the village now..Grand Szechuan...order the crispy beef.
