Discussion about 105 West 72nd Street #4B
We saw the apartment at an open house in May 2009. Although listed as a two bedroom apartment, it is essentially a one bedroom apartment with a tiny back room the size of a walk-in closet with a very tiny bathroom. The building is very old with no doorman and the lobby had a musky smell. The laundry room had 3 washing machines with very small capacity and 3 dryers. The apartment has 10 foot ceilings with some nice architectual details. The elevator was slow so we walked down to the lobby and noticed that on the second floor someone had left their garbage tied up outside their door. Overall, we felt that the asking price is vastly overpriced.

Yes, I would agree they have some set of balls asking $1.4mm for something that's not even a junior four. I have never seen a one bed + maids.

The first unit my wife and I saw in this building was in original configuration (6A?) without the modification that 4B has had. The dining room accessed the single full bath and could swing to either a DR or a second full bedroom with little problem. This configuration was referred to as an "Edwardian Five" and we were attracted by the idea of getting a classic six feeling without paying for the extra room. With condo flexibility to boot.

That being said, unfortunately the owner has held his or her price while the market for fives and sixes has slid dramatically on the UWS in the last three months to the point where expecting $1.4MM is no longer even close.

Time for a reality check, Corcoran.

If the dining room is converted into a second bedroom, then where is the dining area in the apartment since the kitchen has no room for a table and chairs?

I remember the living room as big enough for a dining room table at one end....not perfect but livable

A couple of years ago I too saw 6B and was amazed at how much I liked the layout and all the detail. Upon viewing the floorplan and pix of 4B I was somewhat horrified to see what was done. Let that be a lesson in the future not to remove walls with great detail in order to modernize the layout. Even in a condo, that should not be permitted.
