Does anyone know something about this building that you could share? How is the board, the neigbours, neighbourhood? I am interested in an apartment there. Thanks.

They had a number of problems in the past but I heard the bldg. is ok. Regarding the neighborhood...what neighborhood. There is nothing there...it's really nowhere there.

You lawyer will have exact information on the bldg. He/she should also have a history of the bldg., financials, etc.

I realize this post is old, but I just wanted to post this for anyone who checks in the future. I have lived in this building for over 4 years and it is great. Our maintenance has not gone up, since we have lived there and there will not be a raise for the coming year either. The staff is great, the neighborhood is very convenient for public transportation with plenty to do. I highly recommend.

I lived in here until 2 years ago. Great building, great staff and super, always helpful.

Only thing that bothered me were the taxi horns 'beep beep beep' during the night. Get sound proof windows and all is well....

was considering this building years ago -- you are better off further east -- more residential. 2nd avenue is loud -- go east of 1st... more of a neighborhood.
too many apts per floor at the brevard...

board is difficult with subletters.. they rejected one of my more than qualified applicants and wouldnt give a reason (they don't have to i know).. don't worry i eventually got my way!

Have you been inside? It smells like a retirement home! I don't really care for the 1970s decor, or the fact that the average age of the resident seems to be in the mid-80s, either.

DISCLAIMER: I haven't been in the bldg. in over yaer, so I apologize if they have deodorized the bldg. since then.

I know this building well and would recommend it to perspective purchasers. However, I would only recommend buying a studio or one bedroom here as there is a very limited amount of 2 bedrooms and most have been made by combining apartments. If you’re looking for a 2 bedroom I would aim for a slightly higher caliber building with a higher 2 bedroom ratio. Also, it can get very noisy because of all the bars in the area. Horn honking is a LARGE problem here to say the least. Lobby and hallways look very nice.

Thanks for chiming in "RealEstateNY" Another piece of advice I would give for anyone looking at this building is to steer clear of "RealEstateNY" He has a lot of listings in this building (for “interesting” reasons) and my own personal experiences and dealings have led me to believe that he is not on the up and up. I would use another broker, such as someone from Belmarc, they do a lot of business in the building and earn their business ethically.

To answer your question "RealEstateNY" the bricks are red/brown. However I will note that the next time the building does re-pointing I would highly recommend matching the old/new bricks better. Maybe you can use you board connections to get this rectified next time RealEstateNY. When you look up at this building from the street the mismatched bricks don't look very nice. I've even joked around with friends that it looks like a "Project" from the outside. (It's hardly a project though)

I don't know what's going on with you and RealEstateNY, but I think this advice is quite sound, bscnyc--for this bldg. or elsewhere.

VERY unattractive, rough-and-dark-looking brown, I might add... Cosmetically, this might be one of the least attractive bldgs. I know in NYC, even by the Midtown East standards!

A shareholder can sublet after two years of ownership. Max of 5 years for sublet. Must be Board approved.

terrible board. very hard to get approval and they have been turning down a lot of people lately without good reason (i know they don't have to give a reason). But the frequency that they reject applicants is far higher than any other building I've ever experienced.

Can confirm the above, and it's still a problem. In the last 12-24 months they have turned down multiple buyers for different units, including one from an applicant who was paying cash, had liquid assets several times the purchase price and had a sterling job history. People who are hoping to buy or rent have a high chance of wasting their money. Shareholders selling are up the creek. Where there is smoke, like the above reviews and units with very long times on the market, there is actually fire.
