I don't think that looks like a $3mn apartment should in 2009, but as has been discussed onother threads recently, and as evidenced by the fact that I am still a renter, despite having been at least a potential buyer for the last 6 years or so, maybe what I think doesn't matter. My guess is that the renovations look somewhat dated in real life, the bedrooms look small, and from what I can see the windows are all courtyard or building facing. But what do I know.
Price definitely too high. The $90K cut is pointless and idiotic--just makes the seller/agents appear clueless. Layout is only so-so. Renovations tacky, dated and will hinder a sale, IMO.

Nice apartment, for that kind of money you might want some light and a view but, that's just me.
They've gone down about $500K since original listing. I cannot say anything about the finishes from these photos; wood doesn't translate well into photography, a bad one at that. The floors make me a bit suspicious though.
I'm going to see it this week for a friend.
I've never been inside 470WE. Anything special about this building. Two 6es in contract for close to 2m in this market.
470- elegant layouts, generous rooms
Weird layout. Why would you put your washer/dryer in front of a window? Waste of a window.
I like the building - at least the front half. The "B" line is an excellent six - big and very flexible, as evidenced by the floorplans of two previous sales, #6B and #10B. #6B hit the jackpot by manufacturing a family-friendly 3BR; they split the corner BR into two kids' rooms, and carved a little, windowless playroom out of the foyer. For the grownups, they merged the maid's suite into a fantasy kitchen. Then they sold at the perfect time, when the neighborhood was starved for family apartments. #10B went with an open-plan great room. Sold in 2008, post-peak, but still came out OK.
The "A" line is a solid seven - nothing special. I think the "B" line is the sweet spot in this building. The back apartments are the usual WEA architectural afterthoughts. The lobby is big, clubby, and classy, but it's starting to show some fatigue.
What do you think about 150 West 87th building?
RE_PRO: I haven't liked anything I've seen from Shares of New York's inventory. I don't recall touring that particular building, but the listings look like typical SoNY stuff. At the right price, I guess an undersized, classic-six wreck between Amsterdam and Columbus might get interesting; but that price isn't $1.2MM, especially since the maintenance is no bargain.
Do you not like amsterdam/columbus? What would be an interesting price? 900k for an unrenovated apt, would that be interesting?
Even at 900k for a unrenovated 1500sqft apt, I dont find it attractive. SoNy is looking for 1.2m which i thought it was ridiculous. How much do you think renovation would cost for a place like that?
I didnt like the building that much either.
