open house thursday. coop but says rental term is 12-24 months. no fee, $3400.
$3,500 should be reasonable. If you like far west and historic, London Terrace is advertising a low-floor one bedroom for $3k. If I'm right, the "A" units are entirely courtyard facing, but the partment they're advertising probably gets very little sunlight.

dead link 30yrs....didn't have time to respond to your sf ft rant b/f..... I totally disagree b/c your comp is incorrect. The sf ft number is very valid if you were to look at the same line within a building... yes there are totally other variables, but that would be reflected in +/- Sf ft. The beauty of sq. ft. ( in the long run) would be the ability to say a CPW apt with views are worth (let's say) 20% more than a CPW apt in the same line w/o views.... in my mind these ratios would be the equivalents of e=mc2 :)

This is where you are wrong: the other variables have MORE to do with the number than just the SF. THAT was my point as to why (and I'm assuming which discussion you are referring to) kno9wing the average $PSF ***FOR ALL OF PARK AVENUE**** is totally useless. When the highest number is more than twice the lowest number, using an average as a predictor (which it turned out was EXACTLY what he was trying to do) of what any on data point will be is useless. that's simple stats101 - has nothing to do with whether it's RE or tiddlywinks.
But also, think about what you just said: you want to use $PSF to compare comps within a line in a building. Well, guess what? Use your junior HS algebra and find out that common denominators cancel each other out. Within the same line, the SF is the same, so $PSF is simply adding a useless extra step since it's equal for all entries.
And as far as the discount within a line for views of CP or no view of CP, it's not the same EVEN PERCENTAGE WISE for different buildings, or often even different lines withing a building.
Go look for the example I gave when someone wanted to know how much outdoor space was worth PSF. I think I pretty definitively showed it's not some number or even ratio of inside $PSF. I've challenged any broker or economist to disprove my theory using that example for over 15 years and not a single one has been able to dispute my findings yet. Maybe you can be the first.

i saw one unit that is available 10/1. what's up with that? maybe people should start their searches a bit earlier these days.
