2d Ave Subway--Affect on LongTerm Investmt?

I'm shopping for a pied a terre for my husband and me. Hubby thinks we should buy near 2d ave (Midtown East is where we're looking) because those properties are certain to appreciate after the subway is in. But I'm also looking hard at Chelsea (e.g. 101 W 12, the John Adams). From a long term investment standpoint, what do you think? Thanks.
The second avenue subway won't be in for years and years and years...and during that time you will be hoofing it over to lex. I would buy in chelsea near the high line....you will still be hoofing it a bit...but the high line will be done long before the subway.
I think the 2nd Ave subway's completion will add value but just how much is really not clear and as the previous poster points out that me be quite some time. The other thing to consider is that over the course of years, during construction, 2nd Ave is going to be a mess while the project is under construction.
The utility of the 2nd Ave. line is at least 5, probably 10 years away, so if you plan on holding it for sure for more than that, then maybe it is worth it. Personally, I would not put much weight behind the rise created by it at this point. I say go with the place you like now and not the place you think may increase in a value a bit more in ten years.
Given that the values in Chelsea are currently higher than in the UES (east of 3rd ave) you should expect greater appreciation near 2nd ave considering the new subway. But this is in the long term.
At this point it also depends on which neighborhood you'd prefer.
Midtown East is definitely better than Chelsea (if you're above (38th street) because it's cleaner and more pleasant. If you plan on holding it for a long time, go with that, if not, go with Chelsea for the convenience.
Oy, kids! You may know more than I do but I wonder if the 2nd Avenue Line will be done in our lifetimes.

I am looking to buy a property on 83rd between 1st and 2nd avenue. I am new to the UES but can anyone give me their thoughts in this area of the UES
I just moved to the UES and love it. I find it quieter than other parts of the city, which I really like. It has a nice sense of a neighborhood with a good mix of families, single professionals. Also like being near the museums & the park.
UES isn't for everyone but as far as I'm concerned buying in that part of town for the long term, esp with the new subway going up, you can't go wrong. Esp compared with other parts of the city that might be considered 'cool & hip' but are still in transition.
