and yes, brokers had the upperhand when things were staying on teh market for a week or less, and people were buying, renting, etc in a frenzy. they could say, "this apt is 1000 sqr ft" and i call them out that it clearly is 700, tops, and they say, whatever, 10 people behind you want it.

I liked the name change so much I just used it! One thing to consider hare--is your 52' ready for the DTV transition? Do you have rabbit-ears jammed up there too?
