SALES LISTINGS FOR THIS BUILDING SAVE Active Listings (5) $525,000 1831 Madison Avenue #9D 2 beds $435,000 There's a strip of buildings between 117th and 119th on Madison. Income limits of 192k, but priced well, I think. Seems they're not mentioned in Harlem discussions even though they're close to Kalahari and 5th on the Park. Wondering if anyone has any thoughts about those buildings. Examples of current pricing: 1831 Madison Avenue #6G 2 beds 860 ft² $415,000 1831 Madison Avenue #20 2 beds $365,000 1831 Madison #2G 1 bed $350,000 1831 Madison Avenue #2H 1 bed 650 ft² Open House: Sun, Jun 14 (1:00 - 2:30)

personally, I know "East Harlem" technically is West of 5th avenue. but I think of Park Avenue as the border- that elevated subway really has a psychological effect of separating the rest of East Harlem from Central Harlem.

anyway, don't know those buildings, but think the areas is relativly pleasant for Harlem. some decent retail spread around ...

I looked at one 3 bed for rental. They are ok. Not state of hte art at all - small windows and cheap AC units for such new bldgs. They are coops, though.

My wife and I checked out a 2bed/2bath with a terrace at 1787 madison.

It seemed pretty nice and had a large courtyard in the back. The building opened in 2003, and the apartment definitely needed some work. We were there around rushhour and it was pretty loud on the terrace and the couryard from all of the metronorth trains - also the street was very loud. The realtors kept stressing how much community there was within the co-op which sounded nice.
We are likely going into contract soon at Beacon Towers which is located at 138th and 5th, it also has the 195K income restriction, but it is a brandnew building. You should check it out. The area also seems much quieter, with not as many cars and trucks driving through on their way to somewhere else.
