Solil Management

I am moving in from LA and this whole rental process seems pretty foreign to me. My sister lives in a building by Solil Management. She highly recommends them even though she says they are impossible to get a hold of. Is there any way of finding out what buildings they own and how to contact them? I do not want to pay a brokers fee.

After doing a bit more research, i found some information from http://www.urbansherpany.com/OwnerHome/145/Solil_Management/ but they don't have any apartments listed. Any suggestions?

Soli has a reputation of being nearly impossible to get a hold of. Being a large private landlord with many apartments being stabilized and/or devalued only a few brokers are allowed to receive listings. Keep calling them over and over again....Please check out the link below. Urbansherpany will explain the turmoil you will soon experience.

Solil is the mangemement company of a very famous fabulously rich family sired by Sol Goldman, now deceased. The family owns some very nice buildings, e.g., 96 fifth avenue at 15th street. You can stop by building to get info. about how to look at apartments. There are some available. I think they only use a few inhouse brokers to show units, but am not sure about this. They are not good managers.

BTW, the reason why Solil apts are sought after and why they are so aloof - they are priced below market by a lot. I know someone paying (at the peak) 30% below market. People put up with a lot to stay in a Solil apt for the cheap rents.

flatironj is correct that Sol Goldman is deceased. The good news is that you don't have to pay rent to a deceased person as the deceased person can not bring an action in court to enforce a lease contract and the Sheriff can not enforce a judgment on behalf of a deceased person.

Hey, if you're going to pick one of their downtown buildings, at least use 20 5th instead of 96.... ;).

They are "old school" rent stabilized building landlords: the idea is to get as much turnover as possible to get the vacancy increases. I remember when they had some sort of slimy arrangement with a broker at Sopher when I worked there (hey, he called himself "AG Silver". I don't know if he legally changed his name to that, but get it: "Ag" the atomic symbol for silver.... ugggghh) charging HUGE commissions for below market rate apartments. There was a HUGE fight when Sol died among his progeny and wife over who got what. I'm pretty sure a daughter got Solil.

Goldman was partners with Alex DiLorenzo for a long time. Real Estate folk legend has it that when they split up, they flipped a coin to determine who got which of the properties they jointly held.

I am considering renting an apartment in Solil's building located at 240 E 82nd. Does anybody have any feedback about the services and amenities at that location? Would love to have any feedback. Thank you

From 2005 - 2006, I rented a studio at 137 East 38th Street, which is managed by Solil. They were very responsive when things needed fixing and the building was well maintained. I loved my place but had to move out. They raised my rent from $1,900 to $2,500 a month, which seemed pretty greedy to me. But I noticed the place was empty for a few months after moving out, so haha! Anyway, be careful of those low starter rental rates because they may screw you at renewal.

I lived at 20 Fifth and HIGHLY recommend it. Building staff is superb. Location is AAA. Layouts of apartments are excellent--we got one that had just been renovated to include new kitchen and bath, redone floors. Couple years ago a one-bedroom with step-down living room, enormous bedroom, 4 closets, and Fifth Ave views was $4500/mo if I recall. The company is DREADFUL to deal with--not because they're nasty but because you can never get through to them, they "forget" to send you your deposit back or claim to not have you recent address, etc. It all gets worked out, but they are just infuriating. You've already discovered that from their phone system perhaps. The receptionist is priceless; hold times are hours; 1/2 the time the phone just rings endlessly or goes to a voice mail that you know no one will ever listen to.

That said, persist and you can get a no fee great apartment. Once you are in, you never have to deal with them again until it is time to get the deposit back. Make friends with the super and he'll tell the company your place is fine and you'll eventually get the deposit. It's just frustrating.

Funny that you would 'HIGHLY recommend' a company who is 'DREADFUL to deal with'.

Do tenants not value having management care about their building/apartment, or do they just want a place which looks good?

MAV: I'm not sure where you read Solil doesn't care abou the building or apartment. They actually care quite well for the building at 20 Fifth. It is pretty much immaculate. And the unit I rented was 100% renovated. What I said, if you read my post, is that the management is unpleasant insofar as they are hard to contact and take a long time to return calls/deposits. But the building itself was AAA, the building staff was AAA, the location was AAA, and the apartment was a dramatic pre-war with wonderful views of lower Fifth Ave and Wash. Sq. Park. It had many huge bay-type windows and large closets along with a decorative fireplace. It was great. So what did you find funny? That before moving in the managing company was a pain and after moving out it took them a while to return the deposit and they seemed to never answer the phone? That's funny? The super takes care of everything when you are there and it is a no fee rental. You wanna rule that out becuase some other building's agent gives you a bottle of Evian when you fill out the application? Are you insane?

I find it funny that you are "HIGHLY" recommending them considering thing things you have said. The 2nd post was a general pobservation I have noticed in 11 years in the biz.

The space between them separates the thoughts.

Solil only wants over-qualified candidates and they're very picky. If your credit is 725 amd mine is 726 I'll be getting approved. They take multiple apps on the same apartment and usually take several business days to get back with an answer. We always show clients other places as backup while they wait.

That said, they've got great apartments in excellent locations and their rents are below market.
