Most exclusive buildings in New York

I recently moved to New York from out of state, so all these co-ops are a bit of a new thing for me. What are the most exclusive buildings in NY in the 1-3MM range and above? Are there any particular addresses that stand out?

If you're looking for "the most exclusive buildings in NY" you're going to need more than 1-3mm. Before '2001 1-3mm would have been enough but not today. Good luck

There are many "stand out " adresses. Some are well known, (Dakota) and others are not. The "real money" goes to the unknown adresses.We like 1 Sutton Place South .Also look at 2 Sutton Place South. Both boards can be demanding,eg 10 MM liquid after the puchase of the unit,and they do not like high profile people.

Fifth Avenue has some very, very exlcusive places. 820, 960, 740. Way beyond 3 million.

General trendiness in NY coops BEGINS at $5MM.

True top of the line no holds barred exclusivity starts at $10MM.

I really wouldn't worry about it if you only have an average of 2MM to spend, give or take.

two kinds of trendy:

old school, ideally pre war (Fifth Avenue/Park Avenue in the UES, or a downtown building like 1 Fifth Avenue or 1 Lexington Avenue) or a new building that is designed to look and feel like a pre war (15 CPW or 88 Washington Place downtown).

new school, post modern new builds, mostly condos, but not the mid developer level ubiquitous glass box - those with better design, better amenities, terraces, fireplaces, PROTECTED LOT LINES, views/light, etc. (Time Warner Building, or the new build at 200 Eleventh Avenue downtown)

It's old school for me & 10 mil liquid after purchase probably won't cut it, the boards are v-e-r-y snooty & conservative. My alltime favorite is River House at 435 East 52nd Street right on the river (& the FDR) Another spectacular building is 1 Beekman Place. If you're interested in that sort of thing check out thecityreview.com & they talk about many of the buildings on Park & Fifth & CPW etc. Excellent!
