Did any of you notice the flurry of price drops that were quickly recinded with and increase? Is there a little shread of seller optomism out there? Green shoots or wishful thinking?

Not strange at all. The brokers make small pointless changes (up or down a small amount) so that when you query "price changed" (in advanced search here in SE their listings show up.

it might have worked in the past but with SE and other sites buyers are savy enough to know the games realtors play.

actually there were 259 changes in price in the last two days. huge numbers. some up, but the vast majority down.

i think julia's got it. the old stupid broker tricks don't work as well in a more transparent world.

it puts brokers in a tough spot. few have the intellect to develop effective new broker tricks for a market where information empowers buyers, yet there are only two alternative to tricks - learning to add real value through substance and fair dealing or extinction. if the former is nearly inconceivable, does that make the latter nearly inevitable?

come on guys. the brokers are seeing nice weather for this weekend and want everyone to enjoy their open houses rather than the great outdoors....

As mentioned above, its really only a thinly veiled trick. Sure, the listing shows up under the "price changed" filter, BUT as soon as you click on it you can see the price history. A minor (5% or less) change just makes the broker look like an idiot, and likely disuades people from wanting to work with them. The funniest is when the RAISE the price a negligible amount, then simply reverse it a week later. I guess they are counting on that ONE person who cant figure out how to use SE (or read apparently).....

I should clarify, there CAN be some merit to the 5% changes however the 1% changes are just a joke meant to foll the stupid.

UESBandit, yes and no. despite its lack of credibility, the minor price change happens or doesn't happen on a large scale such as this depending on how much the agents wish the properties to show up in the price changed category. As such, any change can indicate how needy, in the aggregate, brokers are to highlight their properties.

it's just another statistic, one that is interesting in and of itself, and one that is even more meaningful if one were to take the time to figure out the average price decline (and no, even i'm not that dedicated).
