Anyone have any experience with Bettina Equities?

Hi. Has anyone rented in a Bettina building? I am considering renting with them and have already had some difficulty dealing with the leasing office. Not particularly friendly and not particularly interested in renting one of the many vacancies in the one building that I am looking at. My main concern is that while the first rent is reasonable - based on a one month concession - the rent for the next year is likely to be significantly increased. This building had 6 vacancies, which makes me think that current renters balked at whatever renewal prices they were offered. Any thoughts on this or other issues related to their buildings? Thanks.

Ratty buildings done on the cheap, as-or-right, usually replacing a couple of tenements, and one step up from them. Fine if the rents reflect that.

I rented with them for 2 years when i first moved to the city back in 1997. It's been a while but I will say that from your post, doesn't seem like much has changed. They jacked up the renewal on my studio by $250 after the first year. I was paying $1300 for a 300SF studio on 85th street which faced the back and was extremely dark. That was all I could afford at the time so it seemed reasonable and I was always working so I was willing to deal with the dark apt. The next year, they wanted over $1500 for the same apt. The leasing office was extremely rude when I asked if they would be willing to consider a lower increase since I always paid my rent on time and I was a tenant in good standing. They just laughed and said good luck finding this deal somewhere else. I actually was able to find a better deal, just working 80 hours a week as a banking analyst so I just couldn't find the time to move. I've heard similar complaints from other tenants there - again going back 10 years. I ended up buying after 2 years - the carry cost on my high floor 1 bedroom with over 900sf in Gramercy area was only $2k while Bettina wanted to jack my rent up in year three to $1700 for a dark cramped studio overlooking a trash container. I should also mention that I asked to move to a 1 bedroom rental first before finally taking the plunge to buy. They had the nerve to tell me that I would have to pay their leasing agent again. They finally dropped that demand after I argued but it just made me wonder if I wanted to keep dealing with that mess. Anyway, if your apt is cheap enough, might be worth taking a shot if you're willing to deal with the unfriendly management company.

I have rented with them (I am on 10th street) for many years now and found them to be fine. I've had small (roughly 2%-4%) annual rent increases over the years. The super is very responsive. Building kept clean. True they can be rude especially on the phone with the office but I think they are just long time new yorkers. They are a lot nicer in person actually.

I am in a Bettina building since 1993. They run clean no-frills buildings with reasonable rents. They are not super friendly but respond to any work that needs to be done. If your a renter thats not to needy they basicly run a good ship. If you looking for super service and attention you best move on. Personaly, I have been happy with the managment of bettina dispite their need for charm school. This business was started by two brick laying brothers who came to NY with the shirts on their backs and built a little RE empire. Ever notice how all the bettina buildings are of the same brick?

the worst. supers are never around because they all have second jobs. the managment office is a nightmare to deal with and each one more unpleasant than the other. if you have air bnb, chronic smoker, noisy neighbor you are out of luck. they will not help you. and oh, dont expect to get your security check back. read yelp review

Do NOT rent anything from this company!!! They are AWFUL!!! Do not sign a lease with them. Run now and find another property management company to work with.

They are a good property management company. You should rent an apartment from them.

Terrible management company and some of the nastiest people I've ever dealt with. I wouldn't recommend them and had a horrendous experience moving out. Not worth the aggravation.
