I can't recall if your price has changed, but I thought I'd point it out in case you haven't seen it.

Um, where the hell do you get a "junior 1" out of this? Because you can slice the living room in half to create a "bedroom"??

Hello! The room is only 16x10 to start with!

I guess we can now call ANY studio a "junior 1".

A 350sf straight studio in a walk-up for $425,000 and you perceive that as some kind of deal? It'll be $200,000 in 2012.

West34 oh no no no! It's not 350 square feet -- the listing says *450* square feet. And it's a "junior one", not a "studio" Bite your tongue! Never forget that if the real estate agent says it, it must be true.

by their own measurements 10ft7in * 32ft10in = 346 sq ft.
listed as 450 sq ft means a 30% "overestimation" (euphemism for LIE)!
taking that 30% off the price gives you $300k and it still seems expensive...

Actually, taking another look at the floor plan, I seem to have overlooked that "spacious" corner created by the wall in the "dining room", leading into the "living room". One might be able to put a bookcase there. HELLO! LIBRARY!

I'm confused -- where are the granite countertops and stainless appliances?

I thought that was the reason there was a premium to buy in New York. You just can't get the finish level in a rental that you can in a place you own.
