http://www.streeteasy.com/nyc/sale/433235-coop-227-west-11th-street-west-village-new-york Julia - if you're still looking for a studio in the low-$400s, this one looks quite nice and easily convertible to a 1-bedroom. I can't recall if your price has changed, but I thought I'd point it out in case you haven't seen it.
Um, where the hell do you get a "junior 1" out of this? Because you can slice the living room in half to create a "bedroom"??
Hello! The room is only 16x10 to start with!
I guess we can now call ANY studio a "junior 1".
Matt, did you not notice that the title of this thread is "Paging Julia," not "Paging Matt"? Or are you too self-obsessed to realize that not everything on this board requires your input?
evnyc, are YOU too dim to realize that everything on this board DOES require my input?
And you didn't answer my question.
Here's your answer: piss off.
2 bitches.
Well excuse me for calling real estate agents (or the people who "write" these descriptions in property listings) out for outright lies.
A 350sf straight studio in a walk-up for $425,000 and you perceive that as some kind of deal? It'll be $200,000 in 2012.
PS: love the "dining room"!
West34 oh no no no! It's not 350 square feet -- the listing says *450* square feet. And it's a "junior one", not a "studio" Bite your tongue! Never forget that if the real estate agent says it, it must be true.
Can you close the door please, I need to grab a beer from the fridge!
No problem! I could stand in the "dining room", pull a beer out of the fridge in the kitchen, and without taking a step, hand it right to you in the bathroom!
guys, guys, don't forget the "window seat"!
that's practically a second living room right there!
by their own measurements 10ft7in * 32ft10in = 346 sq ft.
listed as 450 sq ft means a 30% "overestimation" (euphemism for LIE)!
taking that 30% off the price gives you $300k and it still seems expensive...
"guys, guys, don't forget the "window seat"! that's practically a second living room right there!"
OMG! That makes this an "eat-in" kitchen!
Coupled with the "dining room" and "bedroom" -- this isn't merely a "junior one" -- it's a Classic Three!
Wow, not one of you is Julia. Thanks for keeping the thread at the top of the board so that when she checks in she will see it easily, but all of you can kindly take a hike.
I'm quite sure Julia is capable of forming her own opinions about the place, without your dubious assistance.
You're welcome, Robin!
Good luck with the sale!
Actually, taking another look at the floor plan, I seem to have overlooked that "spacious" corner created by the wall in the "dining room", leading into the "living room". One might be able to put a bookcase there. HELLO! LIBRARY!
Hey, you're not allowed to have fights here without me in them.
Where are the bananas on the HVAC unit/dining alcove?
Living room, dining room, eat in kitchen ("fully functioning"!), potential library, AND in a "special" neighborhood with "delicious dining" nearby! at $1200psf it's a steal!
And NO popcorn ceilings!
And don't forget -- "steps away" from everything!!!
evnyc...i love the neighborhood your listing is in...one of my favorites...the price is high for me for a walk-up but i appreicate your posting it..thank you
I'm confused -- where are the granite countertops and stainless appliances?
I thought that was the reason there was a premium to buy in New York. You just can't get the finish level in a rental that you can in a place you own.
No worries; just wondered if you had seen it. Apologies for sparking the snark war; apparently having someone imitate your handle isn't the only way to get a doppelganger on this board!

If the apartment had those, it would be a "chef's kitchen" and would be priced over half a million.
My favorite part is the coiled Anaconda over the tub.
