Discussion about 165 West End Avenue #5R
SE has it as under contract. I guess the sellers were not lying about multiple offers? I would love to know the contract price, because on the seller's personal website, they raised the price... $1 million for cash buyers and $1.1 million for non-cash buyers. I honestly can't see this apt. selling for anywhere enar those 2 prices.

As far as how much it went for, I doubt it is anywhere near the $1 million and $1.1 milion prices the selelrs have on their website.

It apparently never sold.

Significantly, 19R closed in Nov 2009 for 960,000

so..the prices the buyers wanted over 1mm were a joke....

what's a decent discount for being 14 floors lower?....at least say 70,000?....

I would say the differecne shoudld be closer to $100k as 19R has a river/ NJ view while 5R only has a court yard view.

19R closed so the market is not that bad. Obvivously it had a strong advantage due to its superior view.

9R closed at 1,375,000 in feb 2008.....yikes...so 19R went for 960, ten floors higher...30% less...adjusting say another say 75k for the floors then 9r would be 36% off if it sold for 875k
